Roof soft washing removes years of black streaks in hours. Done wrong, you damage shingles, kill landscaping, or hurt yourself. Here's how to do it right.
Quick answer
Use 3-4% SH solution applied with a 12V pump, let dwell 15-20 minutes, rinse plants thoroughly, and never pressure wash shingles.
Key takeaways
- Never use high pressure on asphalt shingles
- Black streaks are Gloeocapsa magma (algae) — SH kills it
- Apply from bottom up, rinse from top down
- Protect landscaping before, during, and after
- Roof pitch and height determine safety requirements
1. Understanding Roof Stains
Black streaks on roofs are typically Gloeocapsa magma, a cyanobacteria that feeds on limestone in shingles. SH kills it; pressure washing damages shingles.
2. Chemical Mix
Standard roof wash mix
- SH strength: 3-4% final (not 12.5% straight!)
- Surfactant: Bleach-stable, for adhesion
- Water: Use a chemical calculator for exact ratios
3. Application Method
- Use 12V pump system with appropriate nozzle
- Apply from bottom of roof working upward
- Spray in fan pattern with complete coverage
- Allow 15-20 minute dwell time
- Do NOT rinse the roof — rain will clean residue
4. Landscaping Protection
Roof runoff will kill plants if you're not careful.
- Wet all plants thoroughly before starting
- Have someone dedicated to rinsing plants during application
- Rinse gutters and downspout areas
- Final plant rinse after completion
5. Safety Considerations
Roof work safety requirements
- Never walk on wet roof surfaces
- Use ladder standoffs or roof brackets
- Ground-level application preferred when possible
- Full PPE: goggles, respirator, gloves, non-slip footwear

Frequently Asked Questions
Can I pressure wash a roof?
Never pressure wash asphalt shingles — it removes granules and voids warranty. Use soft wash (chemical + low pressure rinse) only.
How long does roof soft washing take?
Most residential roofs take 1-2 hours for application. No rinse required — the rain will do it.
Will soft washing void roof warranty?
No — most manufacturers approve soft washing. Pressure washing voids warranties. Check specific manufacturer guidelines.
How often should a roof be soft washed?
Every 2-4 years depending on climate and tree coverage. North-facing slopes and shaded areas need more frequent treatment.
