Most homeowners pay $300-700 for roof cleaning. Pricing typically runs $0.25-0.50 per square foot of roof area. Steep pitches, multiple stories, and heavy staining increase the price.
Key takeaways
- Average cost: $300-700 for typical residential roof

Average Roof Cleaning Costs
Roof cleaning prices by size
| Service/Item | Low | High | Notes |
|---|---|---|---|
| Small roof (1,000-1,500 sqft) | $250 | $450 | Smaller home/ranch |
| Medium roof (1,500-2,500 sqft) | $350 | $550 | Typical home |
| Large roof (2,500-3,500 sqft) | $450 | $700 | Larger home |
| Very large (3,500+ sqft) | $600 | $1,200+ | Priced by square |
Factors That Affect Price
1. Roof Size
Roof square footage (not home sqft) determines price. Roof area is typically 1.5-2x the home's footprint due to pitch.
2. Pitch/Steepness
Price adjustment by pitch
| Service/Item | Low | High | Notes |
|---|---|---|---|
| Low pitch (walkable) | Base price | Base price | Standard pricing |
| Medium pitch (6-9/12) | +15% | +25% | More difficult access |
| Steep pitch (10+/12) | +30% | +50% | Safety equipment needed |
3. Stories/Height
Two and three-story homes require more equipment and time for safe application.
4. Condition
Heavy algae/moss growth or years of neglect may require additional treatment and time.
Why Soft Wash Only?
Never pressure wash a shingle roof
High pressure removes granules and voids manufacturer warranty. Professional soft washing uses low-pressure chemical application that kills algae without damage.
ROI of Roof Cleaning
Consider the alternative costs:
- New roof: $8,000-25,000+
- Lost energy (dark roof absorbs heat): $100-300/year
- Reduced home value: Visible stains hurt curb appeal
- Roof cleaning every 2-3 years: $300-700

Frequently Asked Questions
Is roof cleaning worth it?
Yes. At $300-700 vs $8,000-25,000 for a new roof, cleaning extends shingle life significantly. It also improves energy efficiency and curb appeal.
How long does roof cleaning last?
Results typically last 2-4 years depending on climate and tree coverage. Some companies offer warranties.
Will roof cleaning damage my shingles?
Not with proper soft washing. Pressure washing damages shingles, but soft washing (low pressure + chemicals) is manufacturer-approved.
Do I need to be home for roof cleaning?
Not usually, but ensure pets are inside and windows are closed. The contractor will need water access.
